High-end residential growth continues to surge in the West Metro, while neighboring cities are adjusting public safety tactics to manage large spring gatherings in local parks.

### Housing Momentum: From Luxury Villas to Senior Living projects in Maple Grove

The physical landscape of the West Metro continues to shift as development in Southwest Maple Grove is pivoting toward high-end builds.

- **Juniper Hill:** The City Council recently greenlit this [33-unit Pulte Homes development](https://www.pulte.com/homes/minnesota/the-twin-cities/maple-grove/juniper-hill-211735?ref=plymouthmn.com). With price points between $850,000 and $950,000, the project underscores the sustained high demand for luxury builds in the area.
- **Senior Living Solution:** A new 195-unit senior complex by [Oppidan Investment Co.](https://oppidan.com/?ref=plymouthmn.com) and Plymouth-based [Great Lakes Management](https://greatlakesmc.com/?ref=plymouthmn.com) has received initial approval. ### Public Safety: "Park Patrols" Increase in Crystal

Residents using **Becker Park** will notice a significantly higher police presence this month. Following several "unmanageable" gatherings involving upwards of 150 youth, Crystal Police have moved to a proactive patrol model.

- **The Trend:** Officials noted that many participants are arriving via ride-share apps from outside the immediate area.
- **The Response:** Increased patrols began April 1 to ensure the park remains a "safe, family-friendly environment" as the weather warms up.

### 2026 "Detour Season" Officially Begins

MnDOT recently held its 2026 construction kickoff, confirming over 200 projects statewide - many hitting the West Metro this month. 

- **Highway 12 (Wayzata to I-494):** Rebuilding and resurfacing work is scheduled to begin in **late April**, with lane and ramp closures expected to last through fall.
- **Highway 280 & I-35:** While slightly east, the closure of Highway 280 (I-94 to 35W) and Shepherd Road starting in **mid-April** will likely push significant "overflow" traffic into West Metro arteries.
- **Weaver Lake Road:** Maple Grove residents should watch for an upcoming informational open house regarding significant rehabilitation work starting this season.
